Landlords in Sharjah are required to ratify rental contracts within 15 days of issuance, as stipulated by a new leasing law issued by Sheikh Dr Sultan bin Muhammad Al Qasimi, the Ruler of Sharjah and a Member of the Supreme Council.

If a landlord fails to ratify the lease contract within the specified period, the tenant has the right to request the judge of urgent matters to compel the landlord to do so. Additionally, if the lease contract is not certified by the municipality or its authorized entities, the lessor will be subject to an administrative fine, as outlined in the executive regulations of this law, along with the certification fees owed.

The municipality reserves the right to request the judge to enforce the landlord to certify the lease contract and pay the prescribed fees and fines at any time.
